Every job has some degree of unforeseen problems as this one did.  Every year run off from the mountains in the back and bad engineering on the cities utilities let thousands of gallons of unchecked water run through these properties creating flooding and torrential damage.  Our first plan of action was to eliminate the water going through his proposed arena site, by a system of six inch drains and catch basins.  What was once an unusable acre of land has  now been turned into a 66 foot by 120 foot riding arena with room for a 60 foot round pen.
